The importance of Project Management to the success of construction projects is unquestionable.  With over 35 years’ in Estimating and Construction Management, James Healy’s construction experience includes Commercial structures, Retail spaces, Warehouses, Offices, School buildings, and much more.  He provides the expertise to consistently anticipate issues, understand potential impacts, and recommend proactive solutions necessary to keep project budgets and schedules on tract.

Design Review

Coordinate, attending and lead project planning and  regular construction meetings.

Identifying Architects, Engineers, and other Professional Services as may be needed for the Design Team. Coordinate Design Team to obtain preliminary site plans schematic designs and elevations for the Project.

Prepare Conceptual and Preliminary budgets. Evaluate site conditions, constructability, and restrictions to establish a budget for the project. 

Coordinate Surveys, soils reports, environmental reports and other reports and studies in connection with the project.

Analyze drawings for completeness, potential issues, and inconsistencies.

Coordinate obtaining necessary building permits for construction of Project.

Coordinate preparation of bid documents. Develop list of potential bidders and issue invitations to bid. Conduct pre-bid conference. Analyze proposals and provide bid summary. Conduct pre-award conferences with the successful bidder, prepare and assist in the negotiation of the Construction Contract.

Review Contractor’s construction schedule. Review Contractor applications for payment.

Coordinate the Architect’s review and approval of shop drawings, product data and other submittals by the Contractor.

Where appropriate, request the Architect to render, for consultants review, interpretations to resolve questions which may arise during construction, including questions involving interpretations of the drawings.

Coordinate with the Design Team in its review of the Project to determine Date of Substantial Completion. 

Monitor preparation and completion of Punch List and Close-out documentation required for Project Final Completion.
